The main idea is to do selling thru blog. The networking plak adalah rangkaian-rangkaian yang interconnected to the main idea. It is like a internet node interconnected each other. One node  is  handling  a  certain source it self. If  it is  interconnected,  it  will  have  a  powerfull  info  and sources.

Aku buat R&D on web site dan nak upkan web site tersebut. So far done. Client aku Surau As-Sahabah.

Business Objectives :

1) To have a platform where i can capitalise the business opportunities ans as to kick start my business system. Mean it can running by it self an generate money.

2) To let the web site being maintain by the client itself. I administer from distance.

3)  To have as many similar case.

My Investment:

1) My time on learn how other people do.

2) My time to plan, research & develop the business concept.

3) My time to discuss, share, promote and trial and test the business concept.

The Expected Return

1) People will notice the web site. Go to the web site and explore the contents. Meaning self creating traffic.

2) So far the web site is always top 10 in the Google and Yahoo search. Meaning It has the web presence already and exposed to the world. Meaning have the potentials surfer and buyer. Will assume later on the potential consumer in 2nd version when i update the web site with link to consumer product page.

In summary

My investment = My time for R&D

Return = Profits I get on selling the Promoted Products

The idea plan is to synchronise and align with what i’ve manifested in my journal and in my online blog.

The effort, the action and my goals shall be accomplished. Yes it is possible ( with god will ).

I’m translating this in a formula :

These are the things that makes me moving…  I hope this subject will lead me for knowing better who i’m and  why  i’m  being  here today.

Application tu nampak menarik especially on sales, marketing and team work collaboration.

It start from getting the leads, keep track on the converting the leads to become an opportunity then to account and to convert to a customer.

When the customer having a problem they complaint back to the account manager and it can be escalated to the proper channel or support group via the integrated email system . It keeps track all information from day one till the support level, what being done and keep the story to be recorded as well as can be shared among the team to know the stages status..

The management team also being synchronize with the account and support people.

If any internal circulation either from HRA or Marketing or Sales or Support…. the circulation can be posted into the system for all staff to view and give their inputs.

The beautiful part of the application it has the features for customer profiling a facilities to follow-up until the leads become a customer.

What i have invested is my time and  my R&D effort . Where, i shall get a return in terms of a monetary value.

How much is the monetary value? How u convert it and on what basis?

I will gauge a reference as i’m an R&D System Engineer cum Product Manager. Where at a market value it will be about let say an employee salary of RM 8,000.00 per month. That is 8,000.00 divided by avg 20 working days = RM400 per mandays x 2 = RM800 per day. This is my market value.

If I develop the product and complete overall packages for a 20 days period, means RM 800 x 20 mandays = RM 16,000.00. Where this is the project cost.

In other words, when the company management take a decision to buy this solution / product as the company tools, it shall  worth a value of RM16,000.00 and this tools will be classified as a company’s asset and i will be the creditor to the company laa…

There are huge benefits as it will increased employee and management productivity, eliminate internal and external communication breakdown, having an effective and efficient working system, reduce h/w & s/w cost, reduce unnecessary maintenance cost and develop a cybernetics procedural system & procedure.

All in all the company invest in partial of the overall system. Where the invested item is to help the labour force worker to be high productivity , what known to be Invest with intention with a return.

Business = Beli (kos) dan Jual — >> untung , rugi atau B/E

Invest = Bagi pinjam lepas tu dapat balik. Dapat banyak atau sikit atau tak dapat balik–>> risk or return.

Contoh : Company ABC Sdn Bhd.

1st scenario… Owner… invest say RM100,000.00 meaning the owner bagi pinjam RM100,000.00 and he is expecting a return… on his investment plus some extra value.

2nd scenario … the company management seek a permission to draw down some amount of money for a certain reason… buy this, that or pay salary or purchase cost of good sold as working capital. So the company draw a certain allocation of money from the investor/owner ( as an investment ) to create a business, buy and sell to the customer thru the human(labour) and resources(raw material) factor.

The different of the buying and selling will be collected for a duration of period and shall be calculated and given back to the investor either as dividen or special perks… So it means the company pinjam money from the investor…

That is why i say …. BUSINESS is BELI and JUAL and INVESTMENT is bagi PINJAM …8

Dalam segment ini aku nampak ianya adalah a draft list of Outflow and it highlight berapa budget yang aku perlukan.

Hemm memang kena pada masanya … mengikut tarikh catatan adalah 6 / 05 / 06…. Sekarang 1 / 04 / 07.. about 1 year dan timing ini adalah time utk review what I’ve written.

Idea pagi tadi telah menggariskan cadangan budget untuk aku invest dalam masa setahun. Investment sebanyak RM100,000.00 dan plan budget ini untuk menampung kos sara hidup syarikat bagi tempoh dlm masa satu tahun dimana syarikat akan menanggung 2 pekerja dalam budget RM 4,200.00 sebulan sekali dgn epf. Seorang jaga office seorang kuar buat sales. Manakala aku budgetkan juga utk rental RM1,000.00 sebulan dan office utilities sebanyak RM 150.00. Aku juga masukkan monthly PC & Printer rental dengan budget Rm 1,000.00 sebulan. Stationery aku budget RM250.00 jumlah keseluruhan RM6,600.00 budget tanggungan sebulan.

Kat dalam catatan aku tu aku bahagikan kepada 2 bahagian Budget:-

1) for Admin purposes

2) for Sales purposes

3) for Loan re-payment purposes… tak der??! tak kira..

      4) Working capital… tak der ??! tak kira …

Total budget No. 1 & 2 dalam anggaran RM 6,600.00 sebulan x 12 = RM 79,200.

Aku ambik anggaran @ RM 80,000.00 for case diatas.

Pengalaman aku, bila company baru baru bukak kita kena register sana-sini untuk mencuba government & corp tender purposes, so aku budget dalam RM 10,000.00 dan aku ekstrakan RM 10,000.00 lagi untuk misc.

So in overall

- Biz Operation Budget RM 80,000.00

- Registration Budget    RM 10,000.00

- Misc Budget                 RM 10,000.00

TOTAL BUDGET        RM 100,000.00

Maknernye aku kena allocate RM 100,000.00 investment budget untuk syarikat to survive for 1 year, In other word boleh bayar gaji on basic operation for 2 org staff, bayar rental ++ utility and register sana-sini. Juga in consideration to some extra cash reserved.

Now a question on how do I get back my investment?

Especially on RM100,000.00 ++ dividen or extra… I shall expecting better deal as compare if I invest in F/D or ASB give out dividen, at least 20% to 35% return a year.

A question of ….

Apa business yang boleh give good return that can comply to that criteria ?

Yang penting sekarang aku dah allocate budget untuk buat biz operation as well as a guideline prod & service for the company kena produce … maka dgn itu , salesman kena buat koje kena pegi jual laa…Aku letakan sales target. Tak achieve target bagi 1^st acknowledgement remark, and aku reserve Second remark, kalau tak meet target out you go and then employ salesman yg lain…

Now how can I give assurance that I’m sure that I can get back my investment RM 100,000.00.

Strategically with RM 100,000.00 to aku akan split 80:20.

20% cash allocated for 3 month survival. Dalam masa 3 bulan nie kena perah salesman to achieve target minimum atleast double of monthly overheads…

80% for Investment in buying Gold @ RM 80,000.00.

that GOLD will be pledged as a fixed deposit for O/D Facilities.

With O/D facilities we invest 50% on investment that can give a high return atleast a 120% or 200% return on investment so it can cover the working capital if required.

Meaning… Allocate substantial RM—>> split 80:20, 80% buy GOLD–>> pledge back to back to get O/D Facility—>> allocate and use 50% of O/D–>> as investment budget to gain return 120% to 200% short term return. This activities should be monitored daily basis, aku mesti diupdate of my investment or fund manager aku.

This approach what i called a tactical financial survival & management strategy.

So what i try to say… at one scenario…. our company salesman do the sales job…. aku must be updated day to day and aku kena monitor their performance….and at the same time with another scenario… aku monitor company’s short term investment done by my outsourced fund manager…  2 job at the same time…. this is to ensure i shall get back my own investment with a return and not just rely on the sales income only. If possible I’ve to create a multiple source of income.

Dalam belek punya belek aku mendapati perlu aku adjust untuk memantapkan previous points berkaitan dengan Opportunity.

Segmen Opportunity ni di catat pada 18 / 04 / 06 hemm dah setahun… Ianya adalah “an assessment” berkaitan sahabat aku yang hendak menjual (Business ) klinik dia kat Saujana Utama. Klinik tu dia share dengan 2 org kawan lagi.

Katanya dia nak jual RM 55K one off serta mintak tambahan dengan pembayaran rental untuk 2 bulan iaitu RM 1,300 x 2 = RM2,600.00 dan pulangan deposit api + air RM350.00 x 2 = RM 700.00. Bermakna dia nak jual dengan harga keseluruhan RM 58.3K.

Manakala option ke-dua, dia kemukakan 2 cara pembelian. Cara pertama dengan RM20K Upfront dan bayaran tertangguh untuk jangka masa tiga tahun. Tahun pertama dengan monthly 1^st 12 Month dengan RM 1,000.00 diikuti dengan RM 1,500.00 untuk tahun ke-dua sementara tahun ke-tiga dia mintak RM 2,000.00 sebulan. Dengan itu pengiraan untuk jumlah keseluruhan adalah RM20,000.00 + RM 12,000.00 + RM 18,000.00 + RM 24,000.00 = RM 74,000.00.

Manakala cara ke- 2 pulak dia mintak RM 10K upfront dan pembayaran bulanan RM 2K selama 3 tahun . Cara pembayaran ini kesemuanya adalah berjumlah RM 82K.

Apa pun perkara yang menarik disini adalah kupasan dari penerangan beliau akan pengalaman beliau mentadbir klinik tersebut dengan menerangkan perincian jumlah pendapatan sehari serta perbelanjaan untuk sehari.

Masa aku menulis journal tersebut aku tak banyak buat ulasan akan fakta yang diberikan oleh abang Rosli. Aku cuma tau salin dalam journal jer… paling tidak aku ada maklumat untuk aku semak semula.

Jadi nak aku cerita disini, pagi tadi dalam aku menyemak… kuar lah idea untuk penambahan. Maklumat kali ini yang aku masukkan adalah bertujuan untuk melihat potensi perniagaan ini samada viable atau tidak… cehh…. Ada perkembangan…. Boleh buat analysis plak samada viable atau tidak….

Dalam pengiraan viability aku mengariskan tiga perkara yang sangat penting untuk aku tahu ianya viable atau tidak. Pertama aku calculate B/E kedua berapa Safety Margin yang ketiga ROI / ROE / EPS.

Cara aku buat calculation tu nak tengok tahap mana dalam setiap operasi perniagaan berada dalam status Untung atau Rugi. Kemudian aku nak tau berapa safety margin. Safety Margin ini dalam peratusan dan berapa peratus yang aku perlu focus untuk pengagihan keuntungan. Ianya bertujuan untuk perancangan pembahagian keuntungan kepada shareholder dalam bentuk dividen , income tax untuk kerajaan serta bonus untuk pekerja-pekerja aku.

Calculation ni begitu amat penting kerana disinilah tempat sumber rujukan prestasi serta market value sesebuah syarikat. Dan cara inilah diguna pakai oleh expert-expert dan seasoned businessman. Aku akan jadi macam mereka juga dalam masa terdekat. Insyallah.

Bayangkan dalam masa setahun baru aku dapat cara nie…. Mak ooii… lamanya bukan main, investment kalau dikira-kira untuk mendapatkan cara nie mau RM 20,000.00, pasal dicompare dengan pegi sekolah untuk belajar … Laa ni boleh la buat pelan-pelan…Maksud aku, aku boleh buat dengan sendiri tanpa perlu mintak bantuan Accountant. Bukan aper kalau aku panggil depa kena huloq sikit… time nie mana ada sen nak bagi kat depa… so aku kena buat sendirilah… dan cara ni memang cara aku… buat dulu baru tanyer orang ataupun sesambil tanyer … tengok macam maner depa buat calculation. Belajar cara tu cepat skit dapat … cikgu depan kita.. kena sesaja tanyer soalan “cari makan”…

Walau bagaimanapun aku kena buat banyak home work untuk memantapkan diri supaya ilmu ini “In my finger tips”. Macam aku buat masa muda-muda dulu. Aku nak praktikan semula pasal aku tahu ianyer memang mujarab dan terbukti. Aku yakin pasti berjaya. Kerana aku pernah berjaya dengan memakai formula ini masa dulu.

2 syarikat – adalah Sole Proprietor.

1 syarikat – Sdn Bhd yang maner aku 90% dan isteri aku 10% as the share holder.

3 syarikat – Sdn Bh, Joint dengan member as biz partner.Satu dah tutup dan satu lagi dlm operation. Aku 40%… dan satu lagi aku 10%.

1 syarikat – Berhad. KJGB. yang nie .. aku kena explore balik… lama tinggal.

So far investment aku blum ader RETURN. Sumer LOSS. Yang aku tau aku dapat pengalaman dari investment aku tu. Ader pengalaman buat sendiri, ader buat dengan partner, ader gak aku belajar masa aku kantoi kejap ari tu.. masa aku keje dengan member aku as project consultant.

Yang dah ader RETURN tu dari swisscash. Tu pon tak banyak… aku test jer. Itu pun pasal member aku aktif kat group swisscash tu. Walau pun begitu, cara tersebut aku dapat belajar penghayatan apa dan bagaimana itu INVESTMENT.

Bagi aku sekarang nie bila sebut INVESTMENT mesti ader lawan dia iaitu RETURN lawannya RISK. Kalau dulu. Langsung takder verb nie dalam kepala otak aku.
